Buying a home, being so excited, and getting to the closing table to find out that the terms were different than what was explained, or the fees where much higher and the only option was to close or risk losing the house.
As a title agent/closer (the person in the transaction who explains the documents and coordinates the closing at the end of the process) it was common for me to see buyers questioning the fees, being overcharged, or having a higher interest rate than what they were told they would receive.
I’ll never forget “Stan” (not his real name), who was taken advantage of at closing with higher closing costs, a higher rate, and even a different loan – he was given an adjustable rate mortgage when he was promised a fixed rate loan. Stan was fuming, and rightly so, but calls to the loan officer were not returned. Stan and his wife were under pressure to close with a seller that wanted the deal done and a U-HAUL truck in the parking lot with their life’s possessions. Stan reluctantly signed, with a bitter taste in his mouth that soured the joy of buying a new home.
Shortly thereafter I decided I would never let one of my clients experience that frustration again. I moved over to the mortgage side of the business, and have been providing honest, no surprise service ever since.
